Someone paid a visit to the factory and snapped the pic with this car right out from.
Not sure if it's a facelifted FF or just a custom one off for a customer. It has the full front clip from the F12, like fender bumper hood.
I have both in the garage and didn't even think the panels would fit perfectly.

So maybe it is a FF with F12 engine?

noone1:What would be the point of an F12 shooting brake? That's what the FF is.
Ferrari will build you just about anything if you are willing to pay.
FF is a bigger shooting brake. F12 is a foot shorter and without the rear seats. And this one don't have the awd system either.
keithos27:I don't see anything different with that F12? I think just a good portion of its rear is in the shade so it's a bit tricky to see all of it... Am I missing something?
That 'F12' has the whole rear treatment of the FF. Check out the side windows, exact copy of the FF but just smaller. The roof is also shorter.

Are you sure? doesn't seem that way to me. I think the light and shadows on the picture are making it look that way but it's just a regular F12. Then again you do have both cars and could make a better assessment.
Edit: Actually the more I look at the second picture the more I'm sure it's just a regular F12. Look at the B pillars length on both cars, clearly the F12 is not as tall as that FF, and how could you get the back without that height. Also look inside through the glass and you can see where the roof tapers back on that F12 not allowing the rear seats or trunk space from the FF. Sure maybe the owner got the FF mirrors installed cause he liked those better, does;t that seem like a more possible explanation for that? I think people just got overexcited at the prospect of an un camouflaged new Ferrari model just casually parked in front of the factory.
