Very nice and accurate writeup. 
If I had to choose another car in the 300k EUR price range, I would definitely choose the 296 GTB. Very good offer from Ferrari and I know that many dislike this car because it has a 6-cyl engine. Amazing product for a good price from Ferrari (can't even believe I am saying this 
). Unfortunately it seems that many other people think the same, it is sold out for 1-2 years in many countries.
The 812 is a beast, it sounds amazing and I would definitely own one if I had the money to have many many different cars. No doubt about it.

it seems you were driving at low speeds if you really experienced this:
"The road itself was very overdue for resurfacing but the 812’s suspension soaked up the constant bumps nicely. Not once did it feel unsettled. "
'I drive my cars on the empty back roads say 120-165 mph. At these speeds, the 812 suspension is very stiff, not compliant, so it wasn't much fun: stark concentration at high speeds to keep it on the road, which is why I sold it and got my Pista, reminding me of 996 GT2's scariness over 150 mph, although for different reasons. Besides the Pista, other cars I've owned with great suspensions for bad 2 lane at high speed are: GT3 991.1 and .2, GT3 Touring, 992 turbo S, Roma, GTC4 Lusso, M8 Competition, GT2RS......
After actually owning and hammering an 812, I heartily disagree.

No offence, but this is pure marketing BS. I can get one or even a 296 GTS, but due to the issues I've seen with the hybrid system, I've decided not to go near Ferrari that comes with a giant battery or any futuristic EV models they plan to release 
The other issue with the 296 is pricing and options, you will end up paying V12 money for an entry level car that is filled with plenty of plastic that makes you wonder whether you're buying a Yaris Hybrid or an Italian exotic 
I hear there will be a big jump in pricing when the 812 replacement also comes out.
Ferrari and Hybrid is only the beginning of.........

BS or not, the 296 is a fantastic car. 
I drove it, I love it, I would buy it. Maybe it is just me but...probably not.
Since I'm probably not the target customer (price range is at my absolute limit), I cannot really argue with you though.

Since I'm probably not the target customer (price range is at my absolute limit), I cannot really argue with you though.
I'm not pointing fingers at you, but I wouldn't believe a single word coming out of the mouth of a salesperson 
296 is a great car if it was priced at 300k without the dealer forcing you to replace all the cheap parts with CF and leather and push you into 400k+, it also has the hybrid issue which isn't being mentioned or some Ferrari fanboy barges in to attack and defend the brand
There are plenty of low mileage SF90's up for sale at my dealer and they are only displaying 4-5 cars at the moment, the rest are kept in the basement until the early ones are sold to clueless walk-in / new customers

To be honest, I would pick the 296 instead (over the SF90) because I really like how it looks, basically a mini-SF90, basically with the same performance for "little" money. Never heard of hybrid issues BUT I am not really into Ferrari, so I have no inside information or closer contact to Ferrari enthusiasts.
I never really care about interior quality (oh well, I didn't really liked the SL63 interior quality BUT only because I don't think it fits a 210k car, maybe a 120k car...), performance and overall driving feel is more important to me.
Hated the touch buttons in the 296 though, this is definitely something NO company got really right in my opinion. One guy I know drove the facelifted Tesla Model 3 at an event recently and told me he was amazed with the new turn signal "button", it would be on a new level of "feeling" but since I haven't tried it yet, I don't know...
